Asked by someone looking at a restaurant
“What should I check before buying an existing business?”
My answerShane Ruddle, 20+ years in PattayaThe finances and why the seller really wants out, then two hidden things: whether the staff will stay, and whether every licence is in place.
You can buy a well-run business and find the staff leave the moment you take over. Make sure the team is happy and plans to stay.
Some businesses here run for years without the right paperwork, so don't assume it's in order just because it's three or four years old.
Talk to other business owners. They'll tell you things you won't find on YouTube.
Up to date as of November 2026. Rules in Thailand change often, so check the current position before you act.
