Thinking of opening a business in Pattaya? Get the honest answer.
I've started, bought, sold and closed more businesses here than I can easily count. Answer six quick questions and I'll tell you what I'd tell a friend: what worries me, what it'll cost, and what to check before you sign anything.
What kind of business are you thinking of?
My rough start-up figures
These are the figures I'd give a friend, not quotes. Location, size and fit-out change them a lot, and you'll want money in reserve on top. Most businesses that fail simply run out of money.
Business in Pattaya: short answers
How much does it cost to open a bar in Pattaya?
As a rough guide I'd say about ฿1 million to get a small bar going. Bars are cheap to buy and run, which is exactly why they change hands so often.
MoreHow much does it cost to open a restaurant in Pattaya?
Roughly ฿3 million for a restaurant, and about ฿5 million for a small guesthouse. Keep money back as well: most businesses that fail run out of money.
MoreCan a foreigner own a business in Thailand?
For most businesses a foreigner can't hold the majority, so a genuine Thai partner holds 51%. Nominee shareholding is illegal, so have a Thai lawyer set it up properly.
MoreDo I need a work permit to work in my own business in Thailand?
Yes, if you're actively working in it. A silent investor doesn't necessarily need one. I'd pay an agent around ฿20,000 to handle it.
MoreIs it better to start or buy a business in Pattaya?
Starting can be cheaper up front, but building customers takes far longer than people expect. Buying costs more and saves you that time. At my stage, I'd always rather buy.
MoreWhy do so many bars in Pattaya fail?
Often the owner is their own best customer. People buy a bar because they like the idea, don't take it seriously and aren't willing to learn how things work here.
