Asked by an owner who lives abroad half the year

“Can I put my condo on Airbnb when I'm not using it?”

My answerShane Ruddle, 20+ years in Pattaya

Not by the day or week. Lets need to be at least a month, and most buildings won't allow anything shorter.

Renting by the day or week is generally treated as running an unlicensed hotel, and most condo managements won't allow it.

I get the appeal, but having lots of different people going in and out isn't the right way to do it. Every new guest is another chance of a bad one.

You're better off with one good long-term tenant. Keep it clean, furnished and basic, with fast internet, and use an agency.

Up to date as of November 2026. Rules in Thailand change often, so check the current position before you act.
